Why choose Hills Lettings Management?

We're a small family owned agency that has time to offer a bespoke service. We'll give you straightforward advice, and transparent pricing. For properties we manage we offer a range of benefits including: Letting free of charge, rent guarantee up to £2500 per month for qualifying tenants, eviction legal cover up to £100k, free comprehensive inventory for every tenancy, and tenant check-in and check-out included.

 

What services do you offer?

Can I manage my property myself?

 

Of course, we are more than happy to simply find you a tenant and leave you to it. However, many people underestimate the time, effort and knowledge needed to successfully manage a tenancy. Quality tenants demand a professional service, something we're proud to offer. We'll handle virtually every aspect of the process, whilst you still remain in charge of any decision making.

 

How is rent paid?

 

Tenants normally pay their rent by standing order into our client account. We then transfer this to you by BACS payment. You are able to log into your rental account and view your statement at any time.

 

How do you collect your fees?

 

For management properties we can take the management fee from the rent on a monthly basis. For let only and rent collection the letting fee must be paid at the commencement of the tenancy. This is deducted from the advance rent payment.

 

What about renewal costs?

 

We've never believed in renewal fees for properties under our management. Towards the end of the agreement we'll negotiate on your behalf, and create a new AST if required. For let only and rent collection, this service is charged at 3% of annual rent inclusive of vat.

 

Do I need an inventory?

 

We strongly advise you to carry out a full inventory before your tenants move in, as this will form the basis of any claim from your tenant's deposit, should the need arise. We use industry-leading inventory software.

 

How often do you inspect my property?

 

For management properties we conduct six-monthly checks. In certain circumstances we can attend your property more regularly, however we would encourage our landlords to allow their tenants the freedom to quiet enjoyment of their home.

 

How do you reference potential tenants?

 

We work with Rentprofile, a leading referencing agency who employ the latest technology to ensure our tenants meet the highest standards. We run affordability checks, verify employment status, check CCJ and bankruptcy history, as well as credit file assessment and 'right to rent' checks.

 

What sort of agreement do you use?

 

We use a standard assured shorthold tenancy agreement, which can be amended should you have any specific clauses you'd like added.

 

What happens to my tenant's deposit?

 

By law, deposits must be registered with an authorised body. At Hills we take care of this on your behalf as part of our service. We use a custodial scheme through the Tenancy Deposit Scheme, whereby the deposit is held by them for the duration of the tenancy.

 

What if there's a dispute?

 

We will endeavour to mediate and reach a mutual agreement; however if this is not possible, TDS offer an arbitration process which we will work through with you.
