Preparing to Let
Landlords come with varying requirements. Some have found themselves as 'accidental' landlords, for others it's an appealing investment opportunity. Either way, there are a number of different considerations when preparing to let.

Choosing a Letting Agent
Depending on your level of experience and circumstances, you might decide to use an agent simply to find a tenant. However, opting for full management removes the need to undertake tasks such as rent collection, emergency repairs, gas and electrical safety checks, rent negotiations, and renewals.

Preparing your Property
Presentation of your property is key to achieving your desired rental figure. Clean, tidy properties will obviously appeal more. It's also the time to carry out any outstanding repairs and redecorate.

Deciding How Long to Let For
The most common type of tenancy agreement is an assured shorthold tenancy (AST), which typically lasts for between six months and three years. The duration is set from the start, and they can be renewed at the end of the term. At Hills, we charge the same regardless of how long the agreement is for.

Finding the Right Tenants
Different types of tenant will be drawn to different kinds of properties. It's crucial that your agent understands the market to find the most suitable tenant for your property and circumstances.

Agreeing the Terms of the Tenancy
Once tenants have been found, the terms of the assured shorthold tenancy agreement must be agreed. It's critical to form this legal document correctly as it remains for the duration of the rental.

Landlords must comply with regulations surrounding deposit protection, something we can arrange for you. We can also organise hand-over of keys and inventory reporting.

Managing Your Tenancy
As a landlord, you must ensure your property remains safe for your tenants. You will be the first point of contact in the event of an emergency. To discharge this responsibility, Hills Lettings Management operates an online tenant's portal and phone support 24 hours a day for properties under our management.

End of Tenancy/Move Out
Towards the end of the agreed rental period, establish whether your tenants wish to stay on. We'll arrange the renewal at no cost to our landlord partners.
